When you engage an architect in the design and build of your home, do you really get your money back?
Good design isn’t something that happens by chance. And most people appreciate good design without necessarily being able to articulate what it is about the home that makes them feel so good. Is it the light, the volume of space, the proportions, anthropometrics, use of materials, moments of surprise or just a feeling of security?
The exchange of residential real estate (the very buying) is often about moving to your new home and by default is an emotional decision, it’s subjective and a property or home can be a new expression of oneself, a feeling or a transformation of how you define or redefine yourself.
Architecture elevates the emotions.....
Having conducted more than 2000 open for inspections and having been involved with the sale of more than 1000 properties; it is without contest that architecturally designed homes create more excitement, more buyer interest, elevated emotion and subsequently more competition which translates into a higher sale price. But can we quantify the expense of engaging an architect versus the return on your investment?
Well, it’s not an exact science, however, when comparing properties within the same market, same suburb, with the same land size, block orientation, accommodation from those architecturally designed to those not, our experience has shown that there can be a staggering 10% to 25% higher sale price.
Naturally, it’s imperative that an agent translates to potential buyers what it IS about the architecture, construction and design intent of a home that makes it so special. And of course a reputable architect should be researched (by investigating their past projects) but rest assured the investment is well worth the effort for a healthier & happier lifestyle and should you choose to move; it invariably means more money in your back pocket.
